OUR POLICIES

To ensure you have a pleasant experience at 2W Lake, we have established the following policies. Please take a few minutes to review these policies, and feel free to contact us if you have any questions about the B&B or our policies.

Booking Policies

 

Room rates include double occupancy and a full breakfast. Rates are quoted per night excluding state and county room tax (15%). Prices may vary from outdated quotes on other websites, and only rates published on our website are guaranteed. Only one discount or promotion can be applied at a time. Prices for the next year’s room reservations are subject to change in the (September – December) time frame of the current year. We can accept walk-in guests when we are able to accommodate them. We encourage you to make your reservation online.

 

The first nights deposit will be charged to your credit card at the time of making your reservation, and the balance will be charged to your card upon arrival. All reservations must be guaranteed with a credit card regardless of how the final payment will be made. We accept MasterCard, Visa and Discover as well as gift certificates. We do not accept personal checks.

 

If you are redeeming a 2W Lake gift certificate, the number must be provided at the time of making your reservation. In the event of a no-show or late cancellation, the gift certificate will be applied and any remaining balance charged to your credit card. Gift certificates expire one year from date of issue. Any balance left on the certificate is forfeited if not used by the expiration date and no refunds will be issued. Upon check-out, in the event you redeem a 2W Lake gift certificate and there is a remaining balance on the certificate, we issue a house credit for the balance that can be applied to your next stay. The house credit is valid up to one year. Any balance left on a house credit is forfeited if not used after 12 months.

 

Guests that will be redeeming any kind of outside online certificates or vouchers, including but not limited to, BedandBreakfast.com, must provide the certificate number at the time of booking. The voucher does not include the room taxes due.

 

Check In/ Check Out

 

We are a small business with only a few employees so time management is a big concern. Please select an arrival time after 1pm when booking your stay. If that time changes, please let us know as someone has to be available to welcome you when you arrive.

Arrangements for late or early arrivals should be made in advance with the Innkeeper.

Checkout time is at 11:00 a.m. Please notify the Innkeeper when you depart.

 

Note: On many occasions, our guests request an early check-in. In order to accommodate everyone, we ask that our guests please check out on a timely basis as we are a very small bed & breakfast and late check-outs impact us greatly.

 

Minimum Stays for the B&B / Premium Weekends

 

During local events, festivals, and all major holiday weekends, there may be a two night minimum stay required. Major holiday weekends include: Valentine’s Day, Good Friday through Easter Sunday, college graduation weekends, July 4th, July antique boat show, Labor Day weekend, after Thanksgiving Weekend, and December 26th through January 2nd.

 

Cancellation Policy

 

Making a reservation at a bed and breakfast is not the same as making a hotel reservation. Due to our small size, cancellations affect us significantly. A last minute cancellation gives us little chance of re-booking a room. For this reason we uphold a strict cancellation policy:

 

Standard 30 Day Cancellation policy: Should you cancel outside 30 days prior to arrival, your deposit will be fully refunded. Cancellations (including changes) made 30 days or less prior to your scheduled arrival forfeit the deposit and you are responsible for the full amount of the reservation if the room is unable to be re-booked. The full reservation value will be charged to the credit card provided at the time of making the reservation. Any and all rescheduled reservations will require the full financial payment by the guest, and the deposit is not transferable to another stay. There are no exceptions to this policy including sickness, family emergencies, or weather related issues. Reservations for 2W Lake made with gift certificates that are cancelled less than 30 days in advance, forfeit the value of the voucher and the gift certificate becomes invalid.

 

Guests are responsible for payment of all nights reserved regardless of their actual arrival or departure date. No-shows are responsible for full payment of their entire reservation.

 

Cancellation Service Charges + Fees: All reservation cancellations are subject to a charge of 8% of the room deposit. This covers handling fees and the Credit Card Service Charges that 2W Lake incurs for every credit card transaction processed.

 

Owner’s Rights

 

2W Lake is privately owned and operated. Management reserves the right to refuse service to anyone. We will not be responsible for guest accidents or injury, or for the loss of money, jewelry, or valuables of any kind

 

Property Issues

 

Any damages, stolen items, or broken items occurring during the stay will be the full financial responsibility of the guest, including anyone traveling with the guest. Any special clean-up resulting in damages caused by the guests will be charged to the credit card. Charges may need to be applied after guest departure as deemed necessary by the Owner/Innkeeper.

 

  • Robe Replacement: $125
  • Towel Replacement cost: $50
  • Lost Key Replacement: $50

 

Please report all spills and/or damages to the Innkeeper promptly.

 

Alcoholic Beverages

 

2W Lake does not hold a license to resell alcoholic beverages. Guests may bring their own, but for the safety and comfort of all of our guests, please drink responsibly. There are several establishments to purchase locally as well. 2W Lake and/or employees will not be held responsible for any incidents.

 

Smoking & Candle Burning

 

Due to the historic nature of our home, and for the safety and comfort of all of our guests, we do not allow smoking, fireworks or incense/candle burning in any of our guest rooms or on any of the grounds of 2W Lake. Guests smoking in the house or on the porch will be charged a minimum $350 fee and up, to return any room to a non-smoking status.

 

Guests, Non-Registered Guests, Children and Pets at the Bed & Breakfast

 

Breakfast: We cater to the comfort, privacy and security of our registered guests. Guest visitors are only permitted on the property with prior Inn Keeper approval. Unfortunately we are not able to accommodate any non-registered guests for breakfast.

 

Children: 2W Lake is regarded as a quiet escape and romantic getaway for most of our guests, and we work hard to foster that environment.  However, we also like to consider ourselves “family friendly”.  Due to our small size and limited number of rooms we have to evaluate each situation individually. Therefore we ask that you confirm by phone if you are traveling with children under 14 years of age.

 

Pets: We love pets however we are unable to accommodate them.

 

Gatherings: Any persons not registered at the B&B are not permitted in the house or on the grounds past 10:00PM. If non-registered guests desire to join you at the B&B, including the wrap-around front porch sitting areas, advance notice to the innkeeper is required for approval. If guests would like to have non-registered group gatherings on the wrap-around front porch, permission needs to be granted from the Inn Keeper as this space is designated for our registered guests.

 

Wedding Night Stays & Other Visitors

 

If you are booking a stay for your wedding night, please be advised that our guest rooms, common areas and grounds are for our registered guests only. Booking a reservation for a stay does not entitle a bride or groom (or any booking guest), family and friends to use any guest room or any part of the B&B or grounds for bridal party wedding preparations and photographs without the Innkeeper’s approval and will incur the appropriate fees.

 

Photography & Outside Guests

 

While we understand that our grounds and home is the perfect setting for your photographs, we do not allow outside photographers or group, family, graduation, wedding, etc. photographs without prior permission of the Innkeeper.

Sustainable Practices

 

In an effort to do our part & be environmentally responsible we have implemented systems to move us in a more “green” direction while still providing a luxury experience to our guests.

 

Local & Organic Food

 

We offer locally produced, seasonal items (organic when available) on our breakfast menu each morning.  

 

We encourage our dining guest to take any leftovers to cut down on waste.

 

Towel/Linen Reuse Program

 

Due to the resources necessary for housekeeping to launder all towels & linens each day we encourage our guests to reuse any towels where ever they can. 

 

Bed linens are always changed between visits & every other day or at guests request for extended stays.

 

We use fabric napkins to avoid excessive paper waste. 

 

Recycling Programs

 

Each guest room as well as public areas are equipped with trash & recycling bins.

 

Although we offer bottled water in our rooms we encourage or guests to use re-usable glass container wherever possible to cut down on the plastic waste.
